Design and Planning Approval

Following your initial inquiry, our consultant will visit you and quickly determine the feasibility and potential of your loft. We will discuss your specific requirements and decide what is the most suitable conversion for your property. We will then send you a detailed specification and fixed price quotation that is valid for acceptance for eight weeks.

Once you have accepted our quote, our architects will draw up plans. We will submit these to your local authority for approval if necessary and once planning has been approved we will prepare and submit Building and Fire Regulation plans. These are required even if planning consent is not needed. Work will start approximately one month after all approval has been given.

The Conversion Process

Provide telescopic crane for site duties and erect scaffolding if required to facilitate access to the roof area.

Perform structural strengthening and fit support steelwork in accordance with the Structural Engineer's design. All structural steel used complies with building and fire regulations. Install new independent joists and flooring.

Supply and fit Velux windows and/or flat or pitched-roofed dormer as required.

If applicable form structural walls to dormer and add external finish as agreed. Install PVC-U fascia board, soffit, guttering and downpipes to dormer. Provide lead flashing where necessary on all roof junctions.

If applicable construct flat roof on dormer of plywood on softwood joists, finished with felt, infill with 90mm Celotex rigid board finished with skim of plaster.

Supply and fit PVC-U windows or timber framed double-glazed windows to comply with current "U" values.

Provide alternative means of assisted escape in the event of fire through a Velux fire escape window.

Supply and fit made to measure staircase, including spindles and handrails.

1st fix electrics to install wiring.

1st fix plumbing to install pipework.

Install insulation using 70mm rigid board and tri-iso multi foil.

Fit internal partitions to form rooms.

Fit plasterboard to partitions and finish with plaster skim.

Create access into the eaves for storage.

Fix fire-resistant timber doors to habitable areas within the converted area. Provide and fix self-closing devices to all doors including the existing stairwell.

Install skirting and architrave throughout the conversion to match existing.

2nd fix electrics, including light switches, lights, power sockets and TV sockets.

Install smoke detector system on each floor, interlinked and wired to the mains.

Underfloor heating supplied and installed, if required.

2nd fix plumbing. Fit all new sanitary ware (to be supplied by the customer). Our plumbers will reposition water tanks into the eaves or new heating systems can be installed. Supply and fit radiators and all necessary pipe work.

Floor and wall tiling installed if required to bathroom and en-suite. Tiles to be supplied by the customer.

Remove all waste from the site.

Arrange final inspection with the Local Authority Building Control.
